What Is Leasehold?

Leasehold grants you exclusive rights to use land for a specified period – typically 30 years in Thailand. The lease is registered at the Land Department, providing legal protection. You own any buildings on the land separately and outright.

Registration and Legal Protection

Critical point: leases exceeding 3 years MUST be registered at the Land Department to be fully enforceable. Registered leases:

  • Are binding on future landowners (if land sells, your lease continues)
  • Provide clear legal recourse if terms are violated
